Start With the People You Already Know

A small network is not the same as no network. Former colleagues, classmates, neighbours, relatives, your dentist, the person who cuts your hair and the parents at your child's school all count. Contact each person individually with a short, honest message. Say you have started working in real estate, name the area you cover, and ask whether they know anyone planning to buy, sell or rent in the next year. Asking for an introduction feels easier for people than being pitched, and it keeps the conversation friendly. Repeat the process every few weeks with updates on local listings or market changes.

Build an Online Presence Buyers Can Find

Most property searches start on a phone, and buyers check an agent's online footprint before they call. A few focused profiles will do more than a dozen half-maintained ones.

A complete profile with your photo, service areas, phone number and brokerage details puts you in local search results. Ask every client, even for a small rental deal, to leave a review. A handful of genuine reviews gives you credibility that a new agent otherwise lacks.

Post Local Content on a Schedule

Pick one or two neighbourhoods and become the person who knows them best. Share short videos of local streets, price trends, upcoming infrastructure and new launches. Post two or three times a week on Instagram, Facebook or LinkedIn, and answer every comment and message. Over time, people who follow your content start to treat you as the default contact for that area.

List on Property Portals

Portals bring in buyers who are already searching, so you skip the work of creating demand. Platforms such as Real Estate India let you list properties and receive enquiries directly. Show Up in Your Local Area

Online tools work better when people also see you in person. Attend residents' association meetings, society events and local business gatherings, and bring a simple card with your number and your focus area.

Farming is another dependable method. Choose a neighbourhood of 200 to 300 homes and contact the same households every month through a flyer, a WhatsApp message or a visit. The first few rounds rarely produce much. By the fourth or fifth month, residents recognise your name, and that familiarity is what earns the first call when someone decides to sell.

Use Paid Ads With a Small, Focused Budget

Paid ads can fill gaps while your organic channels grow. Facebook and Instagram lead forms work well for new agents because they let people enquire without leaving the app. Target a specific locality, a price band and a buyer type instead of a whole city.

Start with a daily budget you can afford to lose, run one offer for two weeks and compare the cost per lead. A free neighbourhood price guide or a list of new launches under a set budget usually draws better responses than a generic "contact me" ad. Call every lead within minutes, because interest fades quickly and competitors are often chasing the same enquiry.

Partner With People Who Meet Buyers and Sellers

Professionals who work near real estate see clients before you do. Home loan advisors, property lawyers, interior designers, packers and movers, and rental agents all talk to people who are about to buy, sell or move. Offer a simple arrangement, such as sharing leads or referring clients both ways, and follow through every time.

Builders and senior agents are also worth approaching. Many are happy to hand off enquiries they do not have time for, and working under an experienced agent teaches you how deals close.

Move your time and money toward the sources that produce clients, and drop the ones that do not.

Review the numbers once a week for 20 minutes. Look at leads per source, response time and meetings booked, and set one improvement target for the following week.

Week one is for building your contact list and sending your first 50 personal messages. In week two, set up your Google Business Profile, create social accounts for your business and list at least one property on a portal. Week three is for visiting your chosen neighbourhood, attending a local event and meeting two potential referral partners. In week four, run a small paid test, follow up with everyone you have contacted and review which actions brought replies. Repeat the cycle with those results in hand, and your pipeline will keep growing from there.
